A really hot place to live in Europe at the moment is the island of Cyprus and is probably due to its 300 sunny days it has each year. Cyprus is the 3rd biggest Mediterranean island and it’s property expansion has some how managed to avoid the current economical crisis.

The island of North Cyprus is still maintaining a steady growth in GDP as cyprus property investments continue to rise and the real deciding factor to these conditions is the wonderful climate that Cyprus possesses. This means that the apartment rental sector is as solid as a rock as the Cyprus tourist season lasts a lot longer than other European holiday destinations.

North Cyprus offers a unique package of lower year round prices, one of the oldest cultures in Europe, friendly locals, excellent security with low crime rate and don’t forget those constant blue skies. All in all you really cannot go wrong with property investment here and you are about to discover more reasons why.

Should you be considering a quick profit or a long term investment, then you will find that Northern Cyprus is the place for you. In Cyprus new villas and developments are still being built and you won’t see any cranes standing still here. If it is a quick profit that suits your needs, then just buy off plan and then 18 months later you can sell on completion, leaving you with an average 15 – 25% net profit.

A few years back I only had a mortgage in the UK when I decided to invest in a holiday home property in Cyprus. Today I dont have a UK mortgage due to that Cyprus investment and backed up by regular rental income for an average of 14 weeks a year. Apart from the appreciation value added to my Cyprus property investment, I have also been able to cover the monthly mortgage payments with the monthly letting income. The truth of the matter is that I have been able to buy a further 2 more Cyprus properties over the last couple of years, which is what really helped me to pay off my UK mortgage.

A booming new build villa property market normally opens the door to bargains on the second hand property market. I have seen Cyprus properties with 3 bedrooms, 2 bathroom and a pool for round 120.000 pounds and all that with a sea view included. I believe this to be an excellent long term property investment and one good tip is to always offer about 15% under the asking price.
